Why Buyers Are Choosing Durham Region
- No municipal land transfer tax. Unlike the City of Toronto, Durham municipalities don’t charge their own land transfer tax. You only pay the Ontario land transfer tax, which can save buyers thousands of dollars at closing. Compare the difference with our Land Transfer Tax Calculator.
- More home for your budget. Detached homes and townhouses in Durham are generally priced below comparable homes in Toronto, which can make a lower down payment possible.
- Commuter-friendly. The Lakeshore East GO line, Highway 401 and the toll-free provincial section of Highway 407 East connect Durham to Toronto and the rest of the GTA.
- New-build communities. Seaton, Brooklin, north Oshawa, Courtice and Bowmanville offer many new homes, often bought before construction is complete.
How We Help Durham Region Clients
First-Time Buyers
Durham is one of the most popular regions for first-time buyers in the GTA. We’ll help you get pre-approved, use your FHSA and RRSP Home Buyers’ Plan, and claim the Ontario first-time buyer land transfer tax refund. Eligible first-time buyers with an insured mortgage can also choose a 30-year amortization to keep payments lower.
New Construction and Pre-Construction Homes
Buying a new build in Seaton, Brooklin or Bowmanville? Builders often need proof of financing early, but your final mortgage isn’t arranged until closing, which can be months or years later. We’ll help you plan for deposits, closing costs and rate changes, and line up the right lender when it’s time to close.
Moving From Toronto
Selling in Toronto and buying in Durham? We can help with bridge financing, porting your existing mortgage, or setting up a new mortgage that fits your next chapter.
Renewals and Refinancing
If your mortgage is coming up for renewal, let us compare the market before you sign your lender’s offer. Since late 2024, straight switches to a new lender at renewal no longer require re-qualifying under the stress test. You can also refinance to consolidate debt or fund renovations.
Home Equity, HELOCs and Second Mortgages
Durham homeowners who bought years ago have often built significant equity. We can help you access it through a HELOC, a second mortgage or a reverse mortgage.
Self-Employed, Newcomer and Rural Property Mortgages
We work with lenders that understand self-employed income, limited Canadian credit history, and rural properties on wells and septic systems, which some lenders treat differently.

Frequently Asked Questions
Do you work with clients in Durham Region even though your office is in North York?
Yes. Durham Region is a core part of our service area. Most of the mortgage process can be done by phone, video call and secure online document upload, and you’re always welcome to meet us at our office.
Do I pay Toronto land transfer tax if I buy in Pickering, Ajax, Whitby or Oshawa?
No. The municipal land transfer tax only applies to properties inside the City of Toronto. In Durham Region you pay only the Ontario land transfer tax, and first-time buyers may qualify for a refund on part of it.
Can you help with a mortgage on a rural property?
Yes. Properties in Uxbridge, Scugog and Brock may have wells, septic systems or larger lots. We’ll match you with lenders comfortable financing that type of property.
Is there a cost for your services?
For most residential mortgages, the lender pays us, so there’s no cost to you. Any fee on private or alternative lending is disclosed in writing upfront.
