Toronto Mortgage Agent

Strategic mortgage advice for Toronto homebuyers and homeowners, with access to banks, credit unions and alternative lenders through a licensed brokerage.

Looking for a Mortgage Broker in Toronto?

Toronto is one of Canada’s most expensive and competitive housing markets, so the right mortgage strategy matters. Trilith Mortgages is a licensed mortgage agent serving the whole City of Toronto from our office in North York. We work with Breezeful, an FSRA-licensed mortgage brokerage (Licence #13470), which gives you access to mortgage options from banks, credit unions, monoline lenders and alternative lenders, not just one bank’s products.

Paul Oosh (FSRA Licence #M25002936) works one-on-one with every client, from first-time condo buyers downtown to families upgrading in midtown and homeowners renewing in Etobicoke or East York.

What Every Toronto Homebuyer Should Know

1. Toronto has a municipal land transfer tax

Toronto is the only city in Ontario with its own land transfer tax, charged on top of the provincial tax. Together, the two can add tens of thousands of dollars to your closing costs. First-time buyers may qualify for rebates on both. Run the numbers with our Toronto Land Transfer Tax Calculator.

2. Your down payment depends on the purchase price

The minimum down payment in Canada is 5% of the first $500,000, plus 10% of the portion between $500,000 and $1.5 million. Homes priced at $1.5 million or more need at least 20% down. Find out what you can afford with our Mortgage Affordability Calculator.

3. Condo fees and property taxes count

Lenders include property taxes, heating and a portion of condo fees when calculating your debt service ratios. A condo with high monthly fees can reduce how much you qualify for. Check yours with the GDS & TDS Calculator.

4. Renewal is your chance to save

Many Toronto homeowners will renew in the next few years at rates very different from when they first signed. Since late 2024, borrowers switching lenders at renewal with a straight switch no longer have to re-qualify under the stress test, which makes shopping around much easier.

5. Extra units can help you qualify

Toronto now allows up to four units on most residential lots, and garden and laneway suites are permitted in many areas. Some lenders will count rental income from a legal secondary suite when you qualify, which can increase your buying power.

Frequently Asked Questions

What is the difference between a mortgage agent and a mortgage broker?

Both are licensed by FSRA to arrange mortgages in Ontario. Mortgage agents work under a licensed brokerage. Trilith Mortgages’ agent, Paul Oosh, works with Breezeful (Licence #13470), so you get the same access to multiple lenders as you would with a broker.

How much does it cost to use a mortgage agent in Toronto?

For most residential mortgages, nothing. The lender pays our compensation. Any fee, for example on some private or alternative lending, is disclosed in writing upfront.

Can you help if a bank turned me down?

Often, yes. Different lenders have different rules for income, credit and property types. We’ll look at your full situation and find lenders that fit.

How quickly can I get pre-approved?

Usually within one to three business days once we have your documents.
